Pacific Star Capital owes its success to the hard work of its employees and principals. Pacific Star Capital has personnel in several states fulfilling a variety of acquisition, management and leasing roles. The resumes of its three active principals are set forth below.

Aria Mehrabi, Ph.D. – Principal

Aria  Mehrabi is a principal of Pacific Star Capital with over 20 years of  operating experience in real estate. Aria began his career in commercial  real estate, as Vice President of Acquisitions for an opportunity fund,  RPD Catalyst, where he conducted acquisitions in commercial real estate  deals, including stabilized and value added office and industrial  projects in 20 different markets across the US. Prior to RPD, Dr.  Mehrabi worked privately in the residential multi-family sector and  developed and sold multiple housing tracts and a portfolio of condo  projects in Southern California. Prior to joining the real estate  industry, Aria worked as a risk consultant to the RAND Corporation and  also lectured on international economics at Georgetown University. His  op-eds and articles have appeared in the International Herald Tribune  and other major publications. An advocate for women's empowerment and  security, he has been an annual contributor to the Protection Project of  Johns Hopkins, an organization devoted to halting the practice of  female trafficking across the world.

Aria  received his Ph.D. from Johns Hopkins University, School of Advanced  International Studies (SAIS), with a focus in economics, studying  international monetary theory. He received his Masters in Real Estate  Development from The University of Southern California (USC), and his BA  degree from The University of California, Berkeley. He is a member of  the Urban Land Institute, serves on the Executive Board of the Lusk  Center for Real Estate at USC, and is a member of the Advisory Board of  the Johns Hopkins University (SAIS).  Dr. Mehrabi also holds the  designation of Chartered Financial Analyst (CFA).

David S. Walker – Principal

David  Walker, a principal of Pacific Star Capital began his real estate  career in 1990 in the structured finance side of the business. In 1994,  David joined Nomura Securities in New York and subsequently moved to Los  Angeles to co-head the Western Region loan origination effort where he  went on to originate in excess of $5 billion in debt and equity  investments over a 5-year period. David went on to establish the Los  Angeles office of CDC Mortgage Capital where he helped to position CDC  as an innovator in the CMBS market. In 2002, after 3 years at CDC, David  moved to Bear Stearns in Los Angeles where he became Managing Director  and group head for large loan originations of the Los Angeles office,  responsible for originating over $1 billion in debt per year for 2  consecutive years. In 2003, David co-founded Pacific Star Capital with  Aria Mehrabi and Ethan Penner with the objective of identifying real  estate investment opportunities across the United States. David briefly  stepped away from the day-to-day operation of Pacific Star in 2007 to  become president of JRK Birchmont Advisors and its $203 million private  equity fund, Birchmont Capital Partners I. In his capacity as president  of the fund division, David was responsible for leading a team that  invested in 13 separate real estate investments ranging from multifamily  to office properties, worth an estimated $1 billion. David returned to  Pacific Star to rejoin with co-founder Aria Mehrabi to focus on  operational oversight of the firm as well as capital markets activities  for the firms investments.

David holds a Bachelor of Science in  Management from Tulane University in New Orleans. He also a member of  Cedars-Sinai Board of Governors and is active alongside his wife in fund  raising for cancer research through their annual Pink Party.


BRETT C. WOOD - Vice President

Brett  joined Pacific Star Capital in 2007 and leads the management team  responsible for asset and property management and day-to-day operations  of the company’s real estate holdings. Prior to joining Pacific Star  Capital, Brett was with Robertson Properties Group (“RPG”) for sixteen  years. Primarily, Brett was responsible for leasing and property  management for RPG’s extensive commercial portfolio consisting of  approximately five million square feet of gross leasable area across  eight (8) states. The portfolio included office buildings, grocery  anchored centers, big box anchored and lifestyle centers. Prior to  Robertson Properties Group, Brett was with Decurion Corporation for an  additional eleven years. Brett is a member of Building Owners and  Management Association, Urban Land Institute, Institute of Real Estate  Management, and International Council of Shopping Centers. He has served  on the Board of Directors of the Hollywood Entertainment District and  on the Board of Directors of the Central Hollywood Coalition. A native  of Los Angeles, Brett graduated from UCLA with a B.A. in History.


DARIUS A. BAGHAI - Vice President

Darius  joined Pacific Star Capital in 2013 and is a business executive and  attorney with extensive corporate and private equity transactional  experience, and a corporate and intellectual property law background.   He has been a business development and sales executive in several  technology companies, and has structured private equity and venture  capital deals as a principle of Corbis Ventures and a founding member of  the Corbis & Ferrum law firm.  With a degree in Cybernetics from  UCLA and a J.D. from Pepperdine University Law School, he has had the  expertise to participate in or advise ventures ranging from real estate  and corporate buy-outs to software and biotech.  Such deals include a  $100M Romanian Biotech IPO in which investors of Corbis Ventures made a  10X return, online education and application start-ups, and commercial  real estate deals. As Executive Vice President of Eyematic Interfaces, a  facial recognition company, Mr. Baghai helped raise equity financing  and structured the company’s sales strategy.  He has been an executive  at MicroStrategy, Inc. before its IPO, a founding executive of  (which was recently sold for $350M), and was a federal law clerk at the  Ninth Circuit Bankruptcy Court.


JEFFREY P. CAIRNEY Senior Associate

Jeff  joined Pacific Star Capital in 2013 to lead the acquisitions  department. He began his real estate career in 2009 with Pacific Medical  Buildings, a Southern California-based healthcare developer. As a  Senior Analyst, he provided underwriting for over 200 leases  transactions comprising over 500,000 SF with gross revenues in excess of  $60 million. Jeff also assisted in multiple REIT recapitalization  transactions between 2009 and 2011 with an aggregate value of over $420  million. Prior to joining PacStar in 2013, Jeff worked as an Asset  Manager for BridgeBilt where he managed a portfolio of 75 single family  homes, he also served as an analyst developing models analyzing various  debt and equity structures to assist executives with strategic planning,  operations, and new business development. Jeff graduated in 2009 from  San Diego State University with a bachelor’s degree in Business  Administration, Management. He also holds certificates in Real Estate  Finance, Investments and Development, and Entitlement, Development and  Design from the University of San Diego. Jeff has been an active member  in the Urban Land Institute (ULI) since 2010.
